Florida remains one of the nation’s strongest multifamily markets in 2026, supported by sustained population growth, favorable tax policies, and continued migration from high-cost states. While elevated interest rates and increased insurance costs have reshaped underwriting assumptions, demand for rental housing remains resilient across major metros, including Miami, Tampa, Orlando, Jacksonville, and Southwest Florida. Developers are increasingly focused on attainable housing, mixed-use communities, and projects that deliver long-term value in supply-constrained submarkets.

Live Local Act
Overview
The Act is focused on affordability, unit count, density, zoning, height, parking reductions, and long-term affordability commitments. A project’s eligibility is determined by factors such as reserving at least 40% of units for households at our below 120% AMI for at least 30 years. There are many ways that Magiglide Closet Door Systems can maximize the value of your Live Local project.
Preserve Rentable Square Footage: Space-saving bifold and bipass closet doors can eliminate door-swing clearance issues, improve furniture layout flexibility, make smaller workforce housing units feel larger, and help architects efficiently design compact floor plans. A developer may gain more value from every square foot of a unit.
Support Workforce Housing Economics: Developers need to control construction costs while maintaining marketable interiors. Durable for long-term rental turnover, lower maintenance than bifold systems, faster to install, and consistent across large unit costs. Built for the operational demands of Florida workforce housing communities.
Help Speed Administrative Approvals: One of the biggest benefits of Live Local is that qualifying projects can receive administrative approval without many of the traditional rezoning processes. Faster approvals mean developers are highly focused on construction schedules and procurement reliability.
Reduce Lifecycle Costs: Many Live Local developers are long-term owners because the affordability requirements remain in place for decades. A product that reduces maintenance calls becomes more valuable than one with the lowest upfront cost.
