Soma 25 Water St

25 Water Street is the largest office-to-residential conversion project in the United States, transforming a former commercial tower into a 1,320-unit multifamily community in Manhattan’s rebranded SoMA (South Manhattan) district. Acquired by GFP Real Estate and MetroLoft in partnership with Rockwood Capital, the adaptive reuse project was designed by CetraRuddy, a firm nationally recognized for large-scale O2R conversions.

Our Magiglide team manufactured custom bifold door systems for this landmark conversion, supporting efficient unit layouts across 21 residential floors and more than 1,300 apartments. The design strategy introduced new light wells, expanded window openings, and reconfigured 40,000-square-foot floor plates into repeatable residential modules—conditions where space-saving, precision-built bifold doors play a critical role in maximizing livability and flexibility within compact urban floor plans.

The all-electric, tax-incentivized development preserves the original brick structure while incorporating new amenity levels and additional residential floors, ultimately housing nearly 2,000 residents. As one of the most significant adaptive reuse projects in the country, 25 Water Street showcases our experience supplying custom bifold doors for large-scale office-to-apartment conversions, delivering performance, durability, and consistency across high-density multifamily environments.
